Real Estate Appeal Information
I. Procedure to Appeal
An appeal form must be submitted to the Indiana County Assessment Office prior to the appeal deadline.
Appeal forms are available in the Indiana County Assessment Office and online. The appeal must contain the owner’s name, mailing address, parcel number, and an original signature by the owner or authorized representative.
Notice of the hearing date and time will be sent to the appellant and the taxing districts no less than twenty (20) days prior to the scheduled hearing date.
Notice of the Board’s decision will be mailed once a decision is rendered.
II. Deadline to Appeal
Annual Appeal – September 1st of the year preceding the tax year on appeal.
Change of Assessment Appeal – Within 40 days of the mailing date on notice of change of
assessment.
Real Estates taxes are not a basis for appeal. The only issue before the Board for its consideration is evidence of the fair market value of your property. The Board shall hear any and all evidence it considers relevant. The burden is upon the appellant to present, by a preponderance of evidence, their opinion of market value. Warning: If evidence is presented indicating the assessed value of your property is lower than the market value, the Board may increase your present assessed value.
IV. Appearance at Hearing
The appellant or an approved representative must appear at the appeal hearing. Attorneys-at-law licensed to practice in Pennsylvania may represent the appellant.
V. Failure to Appear
Failure of the aggrieved party to appear at the hearing at the time fixed, unless there is prior approval from the Board, shall be considered to be abandonment of the appeal.
